For first-time borrowers, this is where we guide you through the process. For experienced investors, brokers, and builders, we confirm structure, timing, and any details needed to move forward.


At this stage, we focus on:

  • Identifying any missing or helpful information
  • Preparing your file for initial terms


After this review, we move directly into structuring your loan and preparing initial terms.

Step 3. Receive Your Initial Loan Terms

We structure your financing and outline how the deal can be executed.


After reviewing your project, our team prepares an initial loan summary based on the information provided — giving you a clear view of leverage, pricing, and structure.


These terms are not final documents, but they provide a strong baseline to evaluate the deal and move forward with confidence.


At this stage, you may receive:

  • Estimated loan amount and leverage (LTV / LTC / LTARV)
  • Interest rate and points
  • Loan term and structure (interest-only, reserves, etc.)
  • Rehab or construction holdback details, if applicable
  • Key conditions required to move forward
  • Key strengths and any potential limitations identified upfront


From here, you’ll have a clear understanding of how your financing is structured and what comes next.

Step 4. Submit Documents & Build Your File

Provide the required documents so your project can move into underwriting and approval.


Upload documents through our secure portal so our team can fully evaluate and verify your file. We guide you on exactly what’s needed based on your specific deal.


Documents can be submitted as they become available to keep the process moving efficiently.


At this stage, you may be asked to provide:

  • Borrower identification and contact information
  • Entity documents (LLC/Corporation), if applicable
  • Purchase contract, payoff statement, or refinance details
  • Scope of work, rehab budget, or construction plans
  • Rent roll, leases, or income details (for rental or commercial deals)
  • Insurance information, permits, plans, or other supporting documents


As your file is completed, it moves into underwriting, valuation, and third-party review.

Step 5. Valuation, Title & Underwriting

We verify the property, financials, and all third-party items needed to move your loan toward approval.


With your documents in process, your file moves into underwriting and third-party review. We validate the property details, confirm the loan structure, and ensure everything is aligned for closing.


Our team coordinates this entire process to keep your deal moving without delays.


At this stage, the process may include:

  • Appraisal, valuation, or broker price opinion (if required)
  • Title and escrow opened or reviewed
  • Insurance coverage reviewed and approved
  • Payoffs, liens, and property-level items verified
  • Underwriting review of borrower, property, and loan structure
  • Coordination with all parties involved (borrower, broker, title, etc.)


Once this stage is complete, your loan is prepared for final approval and closing.

Step 6. Final Approval & Closing

Your loan is approved, documents are executed, and funds are disbursed to move your project forward.


Once underwriting and third-party items are complete, your loan moves into final approval and closing. All remaining conditions are cleared, documents are finalized, and closing is coordinated with title or escrow.


Funds are then dispersed based on your loan structure.


For fix & flip and ground-up construction projects, renovation or construction funds are released through a structured draw process. 


Our team manages draws to keep your project moving efficiently.


You’ll continue working directly with our team for servicing, payments, and ongoing support.


At this stage, the process includes:

  • Final loan approval issued
  • Loan documents prepared and executed
  • Closing coordinated with title or escrow
  • Funds disbursed at closing or held for draws (if applicable)
  • Draw process established for rehab or construction projects
  • Loan transferred into servicing with our team


With funding complete and servicing in place, your project is fully underway.

You execute the project. We stay with you—through draws, servicing, and your next deal.


With funding complete, your focus shifts to execution. For fix & flip and ground-up construction, you complete the work and request draws as milestones are reached. Our team manages the process to keep capital moving efficiently—so you’re never stuck waiting.


Throughout the life of the loan, you work directly with our team. No handoffs, no confusion—just consistent communication, fast answers, and real support when you need it.
