Step 1. Submit Your Deal

To get started, we'll need:


  • Property address or project location 
  • Purchase, refinance, or loan purpose 
  • Purchase price, payoff, or estimated property value 
  • Requested loan amount 
  • Rehab or construction budget, if applicable 
  • Brief summary of the project and your business plan 
  • Borrower experience and basic financial profile 
  • Any additional details that may help us evaluate the opportunity

Step 2. Review With Our Team

Once your deal is submitted, our team reviews the opportunity and connects with you to confirm the details and discuss the best financing approach.


We’ll talk through the property, your plan, timeline, and financing goals. If we need anything else to evaluate the opportunity, we’ll let you know exactly what’s needed.


Whether you’re a first-time borrower or an experienced investor, builder, or broker, you’ll have direct guidance throughout the process.


At this stage, we focus on:


  • Reviewing the property and transaction details 
  • Understanding your financing goals and timeline 
  • Evaluating the appropriate loan structure 
  • Identifying any additional information needed 
  • Preparing the deal for initial terms 


Once the review is complete, we move into loan structuring and, if the opportunity fits our lending parameters, provide initial terms.

Step 3. Receive Your Initial Loan Terms

 Based on our review, we structure the proposed financing and provide initial terms for your consideration.


Your initial terms give you a clear view of the proposed loan structure, including leverage, pricing, and other key components based on the information available at this stage.


These terms are preliminary and subject to underwriting, due diligence, valuation, and final approval, but they give you the information needed to evaluate the financing and determine whether you’re ready to move forward.


Your initial terms may include:


  • Proposed loan amount and leverage 
  • Interest rate and applicable points or fees 
  • Loan term and payment structure 
  • Rehab or construction holdback, if applicable 
  • Estimated cash required for the transaction 
  • Key conditions or requirements to proceed 


Once you’re comfortable with the proposed structure, we move forward with the documentation and due diligence needed to take the loan toward approval and closing.

Step 4. Submit Your Documents

Once you’re ready to move forward, you’ll securely upload the documents needed to complete your loan file and begin the underwriting process.


Our team will provide a clear list of what’s required based on your loan type and transaction. Documents can be submitted as they become available, and we’ll work with you to keep the process moving.


Depending on your transaction, documents may include:


  • Borrower identification and entity documents 
  • Purchase contract, payoff statement, or refinance information 
  • Scope of work and rehab or construction budget, if applicable 
  • Leases, rent roll, or property income information, if applicable 
  • Financial and liquidity documentation 
  • Insurance and property-related documents 
  • Other supporting documentation required for your loan 


As your file is completed, our team reviews the documentation and moves the loan into underwriting, valuation, and third-party review.

Step 5. Valuation, Title & Underwriting

With your loan file underway, we complete the underwriting and third-party reviews required to move the transaction toward final approval.


Our team reviews the borrower, property, and proposed loan structure while coordinating the valuation, title, insurance, and other transaction-specific requirements.


We manage these moving pieces together to identify issues early and keep your loan progressing toward closing.


At this stage, the process may include:


  • Appraisal, valuation, or other property review, as required 
  • Title and escrow review 
  • Insurance review 
  • Payoff, lien, and property-level due diligence 
  • Underwriting review of the borrower, property, and loan structure 
  • Review of financial, liquidity, and supporting documentation 
  • Coordination with the borrower, broker, title company, and other parties involved 


Once underwriting and required third-party reviews are complete, your loan moves toward final approval and closing.

Step 6. Final Approval & Closing

Once underwriting and required third-party reviews are complete, your loan moves through final approval and closing.


Our team works with you and the closing parties to clear any remaining conditions, finalize loan documents, and coordinate the transaction through funding.


At this stage, the process includes:


  • Final loan approval and clearance of remaining conditions 
  • Preparation and execution of closing documents 
  • Coordination with title, escrow, and other closing parties 
  • Final review of funds required to close 
  • Loan funding and disbursement at closing 
  • Establishment of any applicable rehab or construction holdback 


Once the transaction closes, your financing is in place and you’re ready to execute your business plan.


For loans involving renovation or construction, applicable funds are released after closing in accordance with the loan’s draw process.

For renovation and construction loans, applicable funds are released through the established draw process as work is completed and required milestones are met.
