TrustBridge Capital™, LLC ("TrustBridge," "we," "our," or "us") provides financing exclusively for legitimate business, commercial, and investment purposes.
Our loan products are intended solely for business-purpose transactions, including, but not limited to, real estate investment, acquisition, construction, development, renovation, refinancing, bridge financing, rental property financing, and other commercial activities.
TrustBridge Capital does not originate loans primarily for personal, family, or household purposes. Applications determined to be consumer-purpose transactions may be declined or referred to another financing source at TrustBridge Capital's sole discretion.
2. No Commitment to Lend
Information contained on this Website is provided solely for general informational purposes and does not constitute an offer to lend, a commitment to lend, a guarantee of financing, or an approval of any loan request.
All financing requests are subject to underwriting, due diligence, verification of information, collateral review, valuation, title review, legal review, investor requirements, capital availability, and final approval by TrustBridge Capital.
Loan programs, interest rates, fees, terms, conditions, underwriting guidelines, and product availability are subject to change without notice and may vary based upon the specific facts and circumstances of each transaction.

3. Equal Opportunity and Fair Lending

Each financing request is evaluated based upon applicable underwriting standards, credit considerations, collateral characteristics, business purpose, investor requirements, and other lawful factors relevant to the transaction.
4. Identity Verification
Federal law may require TrustBridge Capital to obtain, verify, and maintain information that identifies each applicant, borrower, guarantor, beneficial owner, or other individual associated with a financing request.
TrustBridge Capital reserves the right to request documentation necessary to verify identity, ownership, authority, business operations, source of funds, and any other information reasonably necessary to satisfy applicable legal, regulatory, investor, or internal compliance requirements.
Failure to provide requested information may delay processing or result in the denial or termination of a financing request.
5. OFAC and Sanctions Compliance
TrustBridge Capital complies with applicable United States economic sanctions laws and regulations administered by the Office of Foreign Assets Control ("OFAC") and other applicable governmental authorities.
Applicants, borrowers, guarantors, beneficial owners, business entities, transactions, and related parties may be screened against applicable sanctions lists and other governmental databases before and throughout the financing process.
TrustBridge Capital reserves the right to decline, suspend, terminate, or refuse any transaction where required by applicable law or where TrustBridge Capital determines, in its sole discretion, that legal, regulatory, reputational, or compliance concerns exist.
6. Anti-Fraud Notice
Knowingly providing false, misleading, incomplete, or fraudulent information or documentation in connection with any financing request may constitute fraud and may violate applicable federal, state, or local laws.
TrustBridge Capital reserves the right to deny financing, suspend processing, terminate any transaction, retain applicable fees where permitted, and refer suspected fraudulent activity to appropriate governmental or law enforcement authorities.
TrustBridge Capital further reserves the right to pursue any civil, criminal, or equitable remedies available under applicable law.
7. Wire Fraud Warning
Wire fraud involving real estate and financial transactions has become increasingly sophisticated.
TrustBridge Capital will never instruct you to change wiring instructions solely by email. Before initiating any wire transfer, you should independently verify all wiring instructions using a trusted telephone number obtained from a reliable source.
If you receive any communication requesting a change to previously provided wiring instructions, immediately contact TrustBridge Capital before sending funds.
TrustBridge Capital shall not be responsible for losses resulting from fraudulent wire instructions, compromised email accounts, or communications not authorized by TrustBridge Capital.
8. Electronic Communications
TrustBridge Capital may provide disclosures, notices, agreements, authorizations, and other communications electronically in accordance with applicable law and our eConsent Policy.
By conducting business electronically with TrustBridge Capital, you acknowledge that certain records and communications may be delivered electronically as permitted by applicable law.

TrustBridge Capital currently originates business-purpose loans in jurisdictions where it is authorized to conduct business and where its loan products are available.
Certain loan programs, products, terms, and services may not be available in every jurisdiction.
At this time, TrustBridge Capital does not originate loans in North Dakota, South Dakota, or Vermont.
Geographic availability is subject to change without notice.
